Is Your Roof Trying to Tell You Something

Your roof doesn’t communicate in words or body language. Roof-speak (new term we may have just invented) shows up in shingles, gutters, wet spots, and utility bills. And it could mean it’s time for a new roof.

Missing or Damaged Shingles

If you notice shingles that are cracking, curling up at the edges, or buckling or warping in the middle, these are signs the material is breaking down. As shingles break down, they lose their ability to repel water. If shingles are missing, your home could be exposed to serious water damage.

Granules in Gutters

Granules protect shingles from UV rays. The sand-like substance you see in your gutters and downspouts is actually a bunch of granules that came off your shingles. If your shingles look a little bald, they’ve lost granules. Without granules, shingles break down quickly.

Water Stains

If you see brown, yellow, or gray stains in your ceiling, walls, skylights, or attic rafters, that discoloration can probably be traced to a leak in your roof. If you see dripping or sagging, those are signs of more serious water damage.

High Utility Bills

Yes, rates are up and temperatures are down this winter. But an older roof can let heat escape during winter, driving energy costs even higher. A new roof creates a tighter barrier against outdoor temperatures and moisture, and it’s the perfect time to upgrade your insulation and ventilation!

How to Spot Damage After Winter Storms

Some signs of winter storm damage are obvious, like roof shingles in the yard or siding panels hanging off the house. But damage from snow, ice, wind, and freeze-thaw cycles can be subtle and might not show up until days or weeks after a storm.

Here are a few tips for spotting winter storm damage that warrant a closer look so it doesn’t turn into an expensive headache.

ROOF

In addition to missing shingles, check for shingles that are cracked, raised, curled, or buckled. Any damage can increase the risk of a leak.
The weight of heavy snow can cause parts of a roof to sag, especially a flatter roof.
Loose or bent flashing around chimneys, vents, or skylights can be a problem.
Granules in your gutters are sign of shingle wear.
Inside your house, look for moisture in attics and ceilings.

SIDING

Look for warped, loose, or cracked siding panels.
Listen for rattling, which is a sign that fasteners have been loosened.
Moisture can enter gaps in siding and will expand when it freezes, possibly causing materials to crack or pull apart. You may not see this until everything thaws.

WINDOWS AND DOORS

Check for cracked glass or frames, which can be caused by temperature swings.
If doors or windows stick, this could be a sign that moisture caused shifting or swelling.
New drafts around windows and doors and condensation between glass panes are signs of a failed seal.

DECKS

Moisture can enter the slightest gap in wood or composite deck boards, causing them to crack or split when they freeze.
Expansion and contraction can cause screws and nails to pop and boards to warp or cup.
